Ihave a situation in which tenants, that are younger and in the military and have really beat up my home badly with liquor bottles, to a ripped off door, to what I believe is drug paraphernalia etc etc  We recently took control of the property and will be contacting their commanding officer and if we have these drugs tested and they are what we think they are, then I believe we will have some real issues on our hand.  

The markets also command a higher investment to acquire properties. 

When I adjust my numbers to take into consideration the month to month nature of the two leases, and the credit loss from the retail client, I will have negative cash flow in year one, and it will push positive if I am able to command more rents ( I think I should be able to).

@Andrew Pettit if you are in a training command where you aren’t deployable then yes it is worth it.

If it's truly brand new you likely have a 1 year "bumper to bumper" warranty from the builder and a 5-10 year warranty on the appliances which means very few expenses for you in the way maintenance and CAP-X especially when compared to a 35 year old structure which will certainly command a higher allocation of funds for those purposes.
