But say 8 years down the road agent is not with the brokerage, and if wed have to return the commission amount, is the agent responsible for the brokerages portion being returned to landlord (say the brokerage wont return their portion, or if that agent and broker arent in contact anymore)?

I hope they both continue to do well.I am here until Wed and would love to hear anyone's thoughts.  

Two days later we had what we needed and the owner let us know that she had sold it to someone that had the funds . . . lesson learned.The more deals you do the easier the financing becomes but even now we d not get 100% financing for purchase and reno (again, if someone has a secret to do that as the "coaches" claim, please let me know)

We're not in a vacation area and the majority of our guests are in the area for work or have a reason like a wedding, sporting event, etc.

Printed up her wedding invitations on the company printer, sent them metered mail on the company's dime, cleaned out the petty cash drawer on the way out.

I am flexible and can do mid day Wed of Fri next week.

Our wedding is in 4 months.

They know which areas to stay out of.John, I'm headed over there again on Wed 6/12, for a few days.

I have to go there next week for my cousin's wedding.

I'd like to partner with them to restore the property and rent it out for events, weddings, STR, etc. and potentially even sell off half the property for a high end private ranch.
