I think your insurance # is a little light. $925 in rent is a little low for a $100k price but there are other factors to consider besides just these 2 figures.  

and the light rail is a HUGE value-add to this area.  

I posted notices to go and do repairs and maintenance of of AC everything is gone all that is left is an old tv some shoes boxes with trash, light was cut. 

I was considering offering 20K, doing some light repairs, and renting it out for about $575-$600.

Replacing all light fixtures, faucets, doors, door knobs, ceiling fans, every inch of wall was repainted, all moulding from brown to white, new laminate flooring through the whole first floor and vinyl in the bathrooms, repainted the deck, and really landscaped outside, as well as a brand new porch.
