Some of the other info you wrote really sounds like sob story material - the landlord has no obligation to find out that your student loans that are supposed to be deferred are in collection, or that your car note wasn't paid - but the LL does have an ethical obligation to provide you the information that was used to reject your application, since they collected your money.

Also, it's a little gray ethically, because agents aren't supposed to be paid for real estate related services except by their broker.If you want a bird dog, try talking to a wholesaler ... ask them to send deals your way that they don't want, or ask them if they know someone.

A short-term hold can make it difficult to argue that you did have the intent to hold, but if you could demonstrate that you did in fact have the intent to hold for rental or investment purposes but that you got an offer out of the blue that you could not say no to you would qualify for 1031 Exchange treatment
