I was wondering if anyone has any experience investing in the areas surrounding the University of Chicago campus, ie.

I am looking to build a portfolio of single and multifamily homes surrounding Dallas but with the unfortunate timing of being let go before doing my first deal, I will have trouble getting a traditional bank loan. 

It appears that it is in a chunk of land that is outside the city limits (but surrounded by the city limits, if I understand the zoning map correctly). 

Yes, the homes are cheap here but a lot of people aren't going to buy in Detroit or rent in 80% of the city when they can go live somewhere safer for the same cost in cities surrounding Detroit like Eastpointe, Oak Park, Melvindale, etc.

In SFR that is done just by fixing up the property to match the surrounding comps.

Unfortunately, it has not resulted in the home prices on the surrounding blocks to appreciate in price like how Barclays center did to apartments and houses in Brooklyn. 

Like a lot of folks on here I'm sure, I've stretched the search to surrounding states, then to the Midwest, Northwest, Southwest, Southeast, back to NJ and then back around again.
