Hey,I was asked what a typical Gator Method deal looks like recently.Each Gator deal I do is different in some way, but here’s how a recent one played out.It was with someone who’d already found a property AND they’d got a buyer for it.I didn’t have to do ANY of that work.All they needed was the earnest money for the deal which is why they reached out to me.We talked on the phone and agreed on my rate for the investment.I then sent him the paperwork and wired the money.Simple.And the result?

And YES, far FAR too often I am seeing people stack up UN-realized expenses at a compounding rate, to give selves a false sense of "profit" on whatever monthly/quarterly capital there moving around. 

My question is should I just suck it up until April, or should I drop my rent rates now to get renters.

I have some great examples in my book, including my father-in-law who lost tens of thousands from a single mother that he tried to help.Stay at market rates.

In the long term  expect RE to appreciate at a rate equal or greater than CPI.  

There is a lot more to it than the rate.

My gross income is a bit less than $7k (and I'm renting near top of market rates) with minimal repairs ($2k/y), but...1.

Plan to make some tenant improvements to push rents closer to market rate for the area.
