sounds like a lot of smaller dollars  IE under 100k investors.. so usually not worth litigating over money wise and then someone who gets over his ski tips .. never intended to end up with all these pissed off and wrong investors but once you Rob Peter to Pay Paul you rarely recover..

The designated responsible party must be available on-site to address any issues as soon as one (1) hour following notification from an occupant, a city official, a code compliance officer, or law enforcement officer.Prior to the city issuing a certificate of registration, the vacation rental is subject to inspection to ensure compliance with: (1) minimum safety requirements under section 34.5-12; (2) minimum information requirements under section 34.5-13; and (3) to confirm compliance with Chapter 34.5 generally as well as any other applicable provisions of the Sarasota City Code and Zoning Code.The minimum safety requirements are set forth in section 34.5-12 and include compliance with the Residential Swimming Pool Safety Act, operation of smoke and carbon monoxide detection systems, and installation of fire extinguishers.The minimum informational requirements are set forth in section 34.5-13 and include, among other things, providing: (1) the location of the nearest hospital; (2) the non-emergency police telephone number; (3) the dates and approximate times of trash and recycling pick up; (4) the street address of the vacation rental; (5) the name and phone number of the designated responsible party or parties; and (6) emergency evacuation instructions.

After finishing the first episode I jumped on here and decided to find and read your posts.Utah is expensive, I've attended a couple of networking events and attempted to ask questions on Facebook forms, people from a popular group called Renatus continue reaching out to me wanting me to pay for a $27k learning program.I read read Rich Dad Poor Dad and Cashflow Quadrant so far.I am puzzled at how people are finding the deals to begin with and discouraged already that I don't know how to build the skills and where to start to get into this network of investing.Any light that can be shed and tips or guidance would be much appreciated.As a beginner, the only value I would be able to provide to anyone is finding deals, the notice of default list here in my county on a monthly basis is the only thing I've attempted and my yellow letters have never gotten any response.I am willing to help provide value however I can as a beginner.

One piece here is that yes you can potentially find buyers that will have a premium for successful track record + even furnishings, listings, review - but important to remember that there won't be a premium assessed by the lender in almost all situations if the buyer is using financing to acquire - their loan will be based on the pure real estate value even if they are paying more - just a tip to keep clarified so no surprises that can throw off deals
