The basics are I would rent a number of units from the syndication LLC, would be responsible for management and expenses (ie utilities), and then I would keep a portion of the profit (basically my upside for managing the mid term rental units) and the other portion of the profit would go to the syndication LLC which now gets over market rent.

It’s a great strategy in a hot market where properties move quickly, but profit margins can shrink in slower or uncertain markets.On the other hand, buy-and-hold offers long-term wealth-building through appreciation and rental income.

They must have some moderate buffer in those builds to make them some sort of profit. 

We acquired a townhome property from a wholesaler, executed a successful renovation and remodeling plan, and achieved a profitable sale just 116 days later.

Whether you want to buy a 2-4 unit place where you live in 1 unit and rent out the rest or do something like a live in flip (where you fix up a house over the course of 2-3 years, move out and sell it to capture a tax free profit), it will mitigate your risk because it is where you live. 

Like are they trying to make a profit? 

The objective is to build a profitable portfolio and when you begin chasing doors you ignore the fundamentals your underwriting should focus on and make bad investment decisions. 

If you want to offer liquor or wine, consider making it an optional package guests can purchase in advance—an excellent profit injection opportunity!

That is their profit.

Either way, you want to be close to something that is drawing visitors to the area or you'll likely face too much competition to be profitable in my opinion.
