@Jordab Ohana Can you narrow down the type of commercial leasing that interests you? 

If you have a finished product, they won't move in for 60 days but your lender requires signed lease and/or move-in for refi...this will delay your refi.

But @Wesley Wilk if you havn't done this type of rehab and you are not a real estate investor (so this is your first go) then I would not take something like this on.You'll need to learn real estate investing first, then embark on strategies.Ironically, I called myself a real estate investor for a year before I bought a property.

I know if I do not rent to students, we will not get even close to the type of rent we are looking for, but paying the mortgage with no rent is hard on my family and I.

Yield varies a lot depending on the type of property and location. rental yields for residential property are typically between 4% and 5% per annum.Hope this helps!

As someone who deals and talks to real Private Lenders (small shops run by a guy who lends his own capital and doesn't use big box), they have a hard and fast business model that produces the rate of return they need to remain profitable and curb the risk on their cash.So the best product for a budding fix and flip investor is the bridge loan which includes acquisition money and construction money. 

If you are going to build a shelter, maybe set aside some space for another charity to come in and put in a soup kitchen type of facility to feed your homeless population on the site.Just my 2 cents.
