If the poor's put as much effort into getting a job instead of trying to screw their landlord over they wouldn't be poor.

I share this because too many investors focus on number of doors and turning over their equity but make bad purchases and/or purchase in neighborhoods with poor fundamentals.

PM companies will pride themselves in finding a tenant quickly, often at the expense of top rental rates and quality tenants. 

With the right teams in place - investor focused realtor / inspector / PM / Lender - you should be able to get a good idea of the quality of investment it will be. 

Don’t want expensive, high end furnishings or low quality either. 

That is a very unique situation that no other contractor would ever offer you, so IMO, given your circumstances (assuming you are able and qualified financially and won’t be house poor) I would take your buddy up on the multi construction seminar.
