Any other pet peeves in a purchase process to walk away from even if it means losing earnest money?

Also, tenant in the top unit has a dog which is not allowed without written consent and there is none or a pet deposit that I can tell.

My question is whether or not forms like a pet addendum, rental application, carbon monoxide/smoke detector acknowledgement etc. are state specific - I know the residential lease is subject to certain state regulations and will be asking an attorney about it.

@Robin Secord I've been trying to find something worthwhile in the Boston Edison district myself but those look like some serious pet projects.

I dont know how much rent you are expecting to get but if its over $1,000 per month you should get a decent tenant who should not destroy your carpet unless they have pets. 

She said she is disabled and that under Fair Housing and Americans with Disabilities Act, service animals are exempt from any no pets policy.  

Upon checking their lease they were not to have any kind of pet at the home.  

I allow pets, 4.

I have a friend who says this pet deposit should be non-refundable.
