As I understand it this neighborhood is VERY street by street so curious what the Cleveland experts would say about this area/particular block?  

Depending on the neighborhood you may actually achieve higher appraisals if appraised as 5 separate units.

If PM me your name and number, I can introduce the two of you - he's asweome.If tiny houses are on your radar, you might find the neighborhoods around South Congress or even up in Pflugerville more accommodating.

Most enticing is it is located on a very well established street with a wall score of 92 - lots of restaurants, bars, shops and a park nearby.

again, not shopping on Zillow - but actually walking properties. 

They can also be available in existing neighborhoods in infill lots. 

Selling (1031 exchanging) our high equity family owned properties is the best (really only) option that we have for funding our share of new purchases right now and with each new purchase, we are buying nicer and usually larger units in better neighborhoods so I'm trying to improve the quality of our family owned holdings in addition to growing a new business with our new partner.

The townhouse is located near by Kennesaw State University, in a nice and safe neighborhood, not too far from downtown (about 30-45mins), with easy access to I75 (huge deal for Atlanta, especially if you work in downtown).
