We treat it as a business , have a written agreement and having monthly meetings. ( we also have a 2 yr agreement on partnership - at that point we will re-evaluate)We are trying to model some of the success stories out there in partnership.Thank you very much for your advise

House hacking can relieve you of rent if your financial model makes sense.

My wife and I just purchased our first duplex we are house hacking and in the re-model planning stage for the kitchen.

But their expansion and business model definitely takes the tech startup model. 

I looked at a used stackable W/D set, 24" wide model, which will fit just right in the laundry closet, for $400 with delivery, or $525 with 1 year warranty.

Haven't had to use a HML yet but I plan to build it into our business model soon to get properties completed quicker and to facilitate more acquisitions.One important thing is to get your budget right. 

I had few models to work and it's every time failing. 

Remember the Apartment complex business model is a different beast all together.
