You then have 200 plus basis points of return between debt and cap rate to hit maybe 7 to 8% cash on cash.So as a buyer the 300k cash doesn't go far but as an accredited investor now you can invest with a sponsor on a 3,5,10 million dollar property or more where you own a slice in an area you could not afford on your own.
