I'm hopeful that your current arrangement will be more fruitful but I have had mixed luck with family and friends in similar contexts. 

However, SECTION 409 DISHWASHING MACHINES, of the Texas plumbing code states Air Gaps are required and need to be inspected annually.The concern is waste backing up into the water supply if the water pressure dropped during water supply disruptions.

Hopefully your significant other (over time) will realize how important it is to you, and will also be able to eventually see the fruits of your labor.  

Think of it this way lets say we have a house gum ball machine and all the houses in the area that are similar condition etc are put in this gumball machine. and you turn the gumball house machine of doom an one gumball comes out. is your one of your gumball more or less likely to come out if you have 1 or 5 in the machine. 

Your phone skills also need to be top notch if your cold calling efforts are going to bare any fruits.

Not a cash flowing machine but will be a positive cash flow with good CoC return when I do move.

Personally, I have some small background in architecture and construction, have my RE license (just now starting to do this full-time), am pursuing an appraisal license now, eventually will learn more about inspecting, and while I'm not yet an investor, hubby and I do plan to do so down the road once the other aspects bear fruit in the form of funds for same. 

Someone recently said that getting into a short sale is like a real estate time machine.

Just keep in mind agents/brokers are not "offer machines" or "24-hour per day ARV generators."
