Check craigslist.org for the cheap ones and the appliance repair guys for their scratch and dents, like Michael said.I also agree with Jonna that you should develop a relationship with a few local "mechanically talented" guys you can have on call in your cell phone to call them up and say "This is what happened, can you fix it or do you know a guy who can?".

I also put a gate with heavy chain and big, fat padlock.

Depending on floor vs flange height, you may need a fat wax ring, or even two.

Quicker at times to exchange contact info then pulling out the cell phone.

Cell phone pics are ok at first but get professionals done asap.

@Todd Bailey, I have been doing some research about soundproofing because am currently house hacking 4plex two units upstairs what I am planning on doing is removing the cell, adding R13 Thermafiber Fire and Sound Guard Mineral Wool Insulation Batt and resilient Channel with resilient clips to decouple the ceiling and one layer of 5/8 🤷🏽

A cell tower lease, a solar farm lease, or a billboard can be significant assets that, in my mind, should be able to be leveraged as well.
