@Pedro Martins, apologies in advance for jumping in on you thread.I have a somewhat similar question for the BP community, I am under contract for my personal LLC to purchase a small piece of property which currently has a SFH on it which needs extensive rehab and it may possibly be best if torn down.

If the work is not 100% complete by the end of the Escrow period, extension may implement a .50% (on total loan balance) extension fee that will cover an additional construction term of 60 days.

It is 49 years old copper wiring and I have heavily invested in extensive rehab outside and inside, replaced most a/c and heating, Fully gated, no pool, also just put an all new roof in it without any insurance help.

The answer is that to NOT invest in Houston due to fear of flooding is probably a BIG mistake as there are some very simple precautions you can take to mitigate the risk extensively.

If I'm launching a new account I'll take a gauge at the competition, yes, but not to see how big they are but to see what wording they are using, how are they positioning themselves in the marketplace, are they using relevant ad copy, are they using the keyword in the path URL, are they even using something so basic as ad extensions.
