You are completely liquid, don't have to take on the risk of failed deals, vendors/partners that steal from you, or trusting a stranger to manage your properties well.I know that "buy index funds, don't buy real estate" was probably not the take that you came here to get, but that's how I see it in the current market unless you want to be a hands on investor.

I’m weighing two options for our housing situation and would greatly appreciate your advice, given the complexities involved.1.Renovate and Buy Another Property•Invest to renovate our current home adding a bedroom to the house given our family outgrew the house.

Currently I think 200k being the upper limit of investment makes the most sense and is within my risk tolerance range.

I have talked to the park management, and they said current owners do allow renting out as a rental, but the tenants would need to be approved by them. 

No attempts to "pull one over" on anyone here--in fact this deal and partnership idea were brought to me by the other would-be investors (including the deal finder), because they're interested in making it possible for my wife and I to move closer to them (currently living in different states).

I'm not opposed to spending the money and have a demo scheduled with them this week, but was curious if anybody else has other data providers that they like better for more niche areas of distress such as bankruptcy, probate, divorce, code violations etc. that I can stack with my current data.I have submitted right-to-know requests with the local counties but only certain information is available and can be cumbersome.

Am currently searching and will be purchasing a property within the next 12-18 months in the Atlanta area.

Ask to speak with some of their current owners and current/former tenants.

My situation currently is I have 1 SFH rental that is owned by my LLC and doing well, and also I'm doing a live-in flip on my primary residence.
