Call your local modeling agency in your area,, ask what is needed to be included in their "talent for children" listings they'll want to know his details, and you'll need to submit a head shot with along with his clothing sizes, shoe sizes, and you'll need to be available when they call for a "go see" where he's sent for a brief consult if selected from a mini group of others where they decide if he's a good match.Smiles, not to shy, able to turn, move, and follow direction is a big plus. there's been a bigger calling for other than the blue eyed blonde stereotype..

The letter was handwritten, blue ink, live stamp and made to look personalized to the owner.My copy stated I am not a broker so the seller doesn't have to pay a broker fee, my target was someone who owned for 15+ years so they might have good equity and someone who could be a burned out landlord.My call to action was for the owner to call me to get a free valuation of their property.Since you stated you have had success with DM, my suggestion is don't overthink this to much.

From my understanding, If you know what you are doing and have a complete layout and blue print of the house you are flipping it shows that you are capable of succeeding, just go out and find one of those lenders and have them take a look at your blue print then they will have confident in investing you.

@David T.Our "parked" funds are averaging around 6.25% at the moment (down from ~7% when I was taking the time to sell a few options) using a mixture of ETFs and a couple of stable blue chip stocks w/ 5+% dividends.

If you look at most of the great innovators, no one gave them a step by step blue print to their innovation but I bet most of them were inspired by someone or something to go out and do something great.
