One of them told me he took over a 12 unit studio building a friend brought and 9 of 12 tenants are registered sex offenders.

@Juan S.I have done plenty of these and learned to putbtjem under my name to get 1) better financing 2) lower cost insurance3) speed and ease of transaction4) better on fInabcIsl statements (because you cam put value based on today‘s appreciated amount)etc The only reason someone tries to use an llc and not put the deals under his/her name is they are trying to reduce liability The best way to do that is to do the asset protection that is called “kiss my assets good bye” all in one word or kmagb dot com and watch the animation video they haveFor $5k only I stripped the equity on all my properties legally I have only one llc even though I have 10 homes in Dayton Ohio producing income under my wife’s name - another 10 under my own nameI deal with only one llc in Wyoming and I have liens recorded against all our properties that are in our names to capitalize it There is nothing for any litigant to go after Best set up for flips and hold in your name to get government loans at a substantial reduction in fees and terms Btw if I get sued the litigants collects nothing and ends up with a tax bill for phantom income Of course we got the all risk insurance as well Many attorneys suggested we set up LLCs and transfer ownership etc at the cost of $20k etc I do syndication for multifamily apartment buildings now and these I place under an LLC but I also strip the equity same way as above to protect my investors - this is a huge way to attract high net worth people to my deals You can send me a message privately if you need clarification on who can set you up

We manage around 200 Detroit rentals and Paul & Travis are pretty accurate.We haven't seen a good Detroit turnkey provider yet.It's the Wild West, so lots of scams.In our opinion, use every avenue you can to source potential purchase, screen a good PMC you can then rely on to filter those potential purchases, then get a real good inspection (including sewer cam).

I just signed a lease with a tenant on June 15th, 2023. I ran a background check and something did show up but showed (N/A) on the background check. I asked the applicant and they said it was nothing and got dismissed...
