Subsequently, we discovered multiple leaks in the roof, resulting in water damage on the top and bottom floors, including mold growth in our closet on the bottom floor.

Of course there are discounts for security measures, gates, guards etc. that everyone would get but homeowners premiums are derived on so may factors such as insured age, household members, claims history, ROOF AGE, age of the home, scheduled property, pets etc., so if each home is individually owned this would be near impossible. 

But even the staunchest buy and holder has to realize that one roof can wipe out years of income.   2.

Plus it’s fun racking up profitable properties and helping people in the process.Yes, it takes some training, which has a cost and a little bit of time to learn, but it’s a life changer.

However, I ended up getting a property that needed a new roof, water and sewer main, new electrical, and some plumbing work.

The roof is about 7yrs old and in good condition.

(Example, property LLC #1 has $10k cash on balance sheet, but property LLC #2 has none and needs a $10k roof).  

But now that prices are so high, interest rates are high, insurance premiums have shot through the roof, etc. many investors are wondering how to make this work.

Short-term not allowed by city.Condition: Built in 1930, All units are updated, newer roof, new windows, new foundations, new sewer, new electric/plumbing.

I’d like to say I have a good relationship with my insurance guy and he told me it’s a fair price but I don’t have anything to compare it to. it’s a 1500 sqft up & down duplex with new roof & detached garage with basement if any of that matters.Thoughts?
