I was using Intuit SparkRent until today when I received a notice that Intuit is closing down the service.  

Look into out of state investment in the suburbs of  "second tier" cities as they call it - they all have HUGE potential with major medical/tech companies moving Pittsburgh, Columbus, Cincinnati, CLE all have multiple up and coming neighborhoods that are ripe for smaller flips or generally left aside by intuitional investors

Now I've been informed by Intuit desktop version is going away.

Not everything is intuitive or about being a smart investor or manager.

Many people I have spoken to about this case intuitively say "no."

Understanding accounting, how an investors (flip, rentals, construction, developer) runs, manages their business is very important and of course QuickBooks.I am an Accountant, Advanced Certified QuickBooks ProAdvisor since 1999 and Intuit Premier Reseller.

It seems counter intuitive, especially with all of the silly "cash is king" rhetoric, but unless you have excellent income, it's really hard to scale a portfolio buying 1% deals- you'll never have enough equity to leverage and your DTI will quickly elimiate the possibility of you getting more loans. 

I have categorized envelopes for each property and enter the totals monthly in my old intuit rental Mgr software.
