Gray can be used as a neutral, BUT you have to be careful so as not to looking depressing.

In as much as I respect the investor's interest to categorize to the A-D groups, Indinanpolis has so many "shades of gray" that it takes time on the ground here to really appreciate the subtle differences and find the low hanging fruit on the tree.  

We are using an attorney to close the transaction, so if there's a gray area in that I will just have him draft them.

So, in this case it was right not to charge the tenant.There are a lot of gray areas in this business.

There is a gray area -- we prefer you stay away from the gray to avoid any issues.

Also, for some people, it may take asking the same questions, six different ways to Sunday, before the answer sinks through the thick gray matter to that ahhhh moment.
