If you record the DOT you will not be able to refinance for a number of years ,but there is no way around it without harm to the seller.For your protection I would get title insurance now that the seller is still in town.

Premium might be high because home is vacant so it's not being monitored for any harm but it's imperative to protect your newly purchased asset.
