Tradelines still work, I bought a 3 tradeline package in February and was able to refinance my auto loan at a rate of 3.99%.

In each binder I have a few sections: settlement docs, insurance, city licenses.All tenant docs (leases, addendums, application packages) are stored digitally in the google drive.

I real outgoing and lively so this wont be an awkward encounter I promise haha.

What i encountered in the entire mid Atlantic and southeast markets, via brokers and loopnet, was a sellers market.

The elite package was 14% higher - is it worth spending $150 more?

In general the best (most profitable) angle, although the most difficult, is to sell the totality of units as a package... which requires everyone to be on board to sell.

These were on the MLS as a package deal.

As an example, seller usually has to complete a full short sale package to include YTD paystubs (Assuming they are employed) and well, they usually don't provide one or, they'll require proof of funds from buyer showing they  have the capacity to purchase and well, sometimes the agent provides a copy of earnest money instead.

The solution to this one is pretty simple: find someone that is familiar with 2-4 unit residential lending and knows how to package it for underwriting correctly.
