What kind of cap rates to other stabilized apartments in the area command?

I have some questions about structuring a seller financing offer.1) Can you offer the seller a certain monthly payment that makes the property work with the rent it will command, or is it typically something you just plug into a mortgage calculator and the payment is based on the down payment, term, and the total loan amount?

SFRs also tend to command the highest rent, relative to size and number of bedrooms.

Ihave a situation in which tenants, that are younger and in the military and have really beat up my home badly with liquor bottles, to a ripped off door, to what I believe is drug paraphernalia etc etc  We recently took control of the property and will be contacting their commanding officer and if we have these drugs tested and they are what we think they are, then I believe we will have some real issues on our hand.

When I adjust my numbers to take into consideration the month to month nature of the two leases, and the credit loss from the retail client, I will have negative cash flow in year one, and it will push positive if I am able to command more rents ( I think I should be able to). 

My little $140K rental with like 30% equity does not command the cost of its own LLC each year, the extra bookkeeping, the separate bank accounts, the separate tax filing.
