you've got closing costs, a down payment, rent-ready costs, a month's rent to lease it out... it takes years to recoup those costs. 

I have a LLC set up, and property management software ready to use.

I live in Lebanon, IL and this property is also in Saint Clair County in Belleville.I plan on managing this at first, but want to build a proper amount into my budget.What would you recommend for budgeting for in terms of good property management in this area?

Really just trying to build a solid base and gain as much knowledge as possible and eventually specialize in something.

It takes a lot of time to build up a reputation in the wedding/event space.
