So once we played it as “it’ll be a lot easier if we buy a house we can house hack, live there a year, simultaneously scope out other areas of town we would prefer to live, stack cash, then move into our long term house and keep the other as a rental and continue to subsidize our mortgage payment that way.”Was a no brainer once we looked at it from a logistical standpoint rather than wanting to be in the cute HGTV home right out of the gate.

In my opinion its a no brainer if the expenses get to be written off like I would just do as a normal rental property, I could do all renos and write them all off!

Anyway, if they get rid of all the cats within 3 days, you might be stuck and have to go through a "no cause" which will require a lot longer notice period, but if they don't get rid of the cats in 3 days, then you should have grounds to evict at that point.Unless you have a good property management company already, I would suggest speaking with a local lawyer that specializes in evictions.

To me if your going to be flipping houses it is simply a no brainier to get licensed.. not sure how long you have to work for a broker before you can become your own broker..
