Hi Pan, Work a second job, use that money for the down payment on your next purchase.

After you are established and settled in the job and location that you will call home for the near future, then house hack. 

And PS, keep your job as long as you can.

His criminal record shouldn't play a role if he was released from prison five years ago and has held a steady job, has good landlord references, etc.Disorderly conduct looks pretty minor, and I don't see how it poses a risk to you.
