I would also think a more 'blue collar' demographic with more 600- 650+ FICO score 'potential buyers' (used to renting, thinking they needed an 800 credit score and/ or 20% down, to 'buy') with only a few grand to put down and little or no prior knowledge of their ability to 'rent to own' would be optimal to 'pre- quality' through a mortgage lender, as well as (re)educate people that there are also good reasons to 'rent to own,' aside from getting into a house to 'build equity.'

is not that close but may have potential, the other area is right by the airport, where blue lagoon is, they have consulates, hotels, big headuarters and their employees live around the area,so it may have potential in there.

Investors were scared as the narrative was that vacancy could stay there because these were holiday destination.Memphis population does not grow so much, so the question is not whether people will be able to buy houses, but whether some renters will lose job and get lower pay, putting slow downward pressure on their pay.Memphis blue collars will pay their rent, the risk is more a long term risk that rent (and therefore value) does not increase as quickly as other places.
