So far, I have checked the Fair Housing Act and I can rent to same-sex occupants without violating it (apparently if you have shared living/common areas you can restrict your room rentals to one sex only).

They typically have a max all-in rent/sales ratio of 8-10%, so if a store does $1,000,000 a year in sales they will not pay more than $100,000 a year for rent+all other NNN expenses (cam, insurance, taxes).

The reasoning I require it is because we allow pets, and if the tenants animal causes someone else harm the property owner could be on the hook, the renters insurance helps curb this, we have the tenant name the breed, name, sex, weight, of the animal (s) on the policy

I'll admit I'm not so sure on a very small deal like this, but at the institutional level, commercial tenants all pay their pro rata share of operating expenses (OpEx) (also called CAMs), and that usually includes paying for engineering and property management, among other things.

@Todd Primmem Mmm well I see it as if im getting into Real Estate I know the laws of a lot of things so I can know what I cam and can't do and pretty much help myself out in the end.
