We aren't in a sellers market anymore, and I think the reality is that it will help you get closer to market value, as opposed to negotiated against, and racking of days on market (DOM), if that makes sense! 

Something easy, like paint, floors, maybe a roof.

I will say, the property my wife and I bought was very appealing because the previous owners had a new electric system, new plumbing, and new roofing.

The exterior needs some work but it has a new roof and the interior's do not need much at all.

Found the deal on roofstock.com and negotiated a new roof.

That was when first thought of a roof leak was there.

Then put $80k into it for roof, electrical and sewer upgrades.   

Subsequently, we discovered multiple leaks in the roof, resulting in water damage on the top and bottom floors, including mold growth in our closet on the bottom floor.

Of course there are discounts for security measures, gates, guards etc. that everyone would get but homeowners premiums are derived on so may factors such as insured age, household members, claims history, ROOF AGE, age of the home, scheduled property, pets etc., so if each home is individually owned this would be near impossible. 

But even the staunchest buy and holder has to realize that one roof can wipe out years of income.   2.
