A borrower is more inclined to face adversity with a construction project than most other types of real estate investing.

Let them convince you they are going to pay on time, but it can't be "We'll try harder." type of convincing.

I actually used to have a game modeled after Monopoly that was called Slumlord😂 same type of antics with buying property, maintenance cards, dealing with code enforcement etc… Bought it at a real estate convention 

They will also dictate the terms of the loan, how it's filed, qualifications, etc.However, if you mean PML as in your friends/family that have NO experience in real estate and just have money sitting around...then I would certainly to counsel you to lean on some type of mentor or other experienced investor in Houston on what to do. 

I did a quick google search yesterday trying to find one in my area and got a lot of corporate type responses eg fill out this form and check the website etc.

And I would suggest that links and QR codes may be helpful to some guests but a certain number won’t use that type of technology so I’d include hard copies of menus.

Our agent is not an expert on this type of deal but suggested a short loan term of 3 or 4 years and a balloon payment and written up by a lawyer. 

Has anyone used bridge loans for this type of strategy or is there any other loans that anyone would recommend other than HELOC?
