Of course I qualify everything but while I'm talking about their pet, kids and nearby schools, I'm looking for repairs and the added value.Then when I'm ready to submit my "Ultra-Conservative" offer, I meet them again and now they will be much more at ease and comfortable and it works magic.

They are not from the same country, some from Cuba, some from Ecuador, some from Peru, yes they all speak Spanish but not sure if that's "homogeneous".The property is only a few blocks from State Road 7 US 441, and that street is very busy - public transportation, stores, strip malls etc...so I suspect many work there, in the restaurants, auto repair, tire kingdom, hub cap heaven, super markets, pet shops etc...

I basically do two things, drive around to see for rent signs, call up a few and get to know their asking rent, pet policy, security deposit etc...I also look up a few sites to do the same.
