This is.The model I'm thinking will be effective is to use furnished rentals to acquire capital, and then deploy it for your own purchases... of FUTURE furnished rentals.

Flipping houses and owning a painting business can actually complement each other very well, in terms of cross-selling services, developing connections, and new opportunities among other things.I guess my point is, before leaving an existing venture, make sure you have formally done your diligence via a business model, business plan, marketing strategy, etc.

We also have a hybrid equity/debt investment model which I believe to be quite unique to our company after speaking to some folks in the industry.The holistic approach is pretty much a BRRRR model but with a few unique twists we add for some sizzle unique to us. :)

@Tyrell Perry You however have the reserves and the team, where by it would make sense for you.But for @Ryan Conklin, being in college and "scraping together some cash for a property" , I would not advise it.I have a few people here in KC that have perfected their model for the $15 to $30k in the urban core - that I have vetted and know personally, I would say investing as a private partner on a deal or two with that person or someone like these folks, maybe Tyrell, and you would probably make more money.I wholesale urban core houses from time to time I have a pool of about 4 of 5 investors who buy, so I love to sell to them.
