An owner occupant who is shopping for a 50k home will be hard pressed to come up with an additional 400/mo for fees, so you'll probably be looking at a sale to another investor.That said, it always comes down to what's happening in your market and what part of a cycle you are in.

You would be hard pressed to find properties in the 60 sq ft range which  are in your own backyard There is nothing like mining your own neighborhood and investing for both cash flow and appreciation Study you local market and I be you will find both types of properties that would be much less of a gamble then venturing into the unknown

@Mark BrownYou would be hard pressed to make any sense of a park like this.......If you start talking around 100k with seller carry it might be worth looking at seriously but judging from what the asking price relative to my suggestion, I would not waste your time.
