I'm only posting this because I just got done watching a podcast where they emphasized finding partners and mentioned the saying that was something like this "part of a good deal is better than all of no deal". 

I should emphasize, this was my own idea.

The reason I emphasize Texas is because Texas has unique cash out laws that are not a big deal at all to those of us who do them every day, but some brokers/lenders either do not do them or do not understand those laws.

In the classes I teach on 1031 I emphasize that the QI should "guarantee" their exchange in the exchange agreement.Now what I don't mean is that they should guarantee the exchange passes any audit.
