I suggest talking to other landlords in your area or up-to-date on the current landlord tenant ordinancesHere in Chicago (Illinois) there is no limitation on income stipulations for screening and as other said, there’s no federal stipulation either.Like @James Wise, I would move onto the next tenant without blinking an eye!

I keep telling my fellow US investors how spoiled the are every time they start complaining about something (taxes, fees, regulations, rent, compliance, etc.) in the USA market ;-) Try making it in Europe and you'll need to toughen up by bringing along more time, patience and expect less yield.

Egg on my face, and I am now happy to admit that I am a (long ago) law school drop-out.I still have not found a more up to date (free) source of the statute than my original source, and can’t tell whether this version of the Bill I just found is the final version signed into law: https://gov.georgia.gov/document/2024-signed-legislation/hb-404/downloadIf it is, then it appears that a 3 business day notice “… shall be posted in sealed envelope conspicuously on the door of the property and delivered via any additional method or methods agreed upon in the rental agreement.”

Make them sign the lease or a Holding Agreement immediately with payment of the deposit, and make sure it is clear that they will forfeit funds if they do not start renting on a specific date.
