I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

Meaning the at the end of the lease, the tenant has the option to buy (but not the obligation) whereas the seller has the obligation to sell if the the buyer chooses to buy (works just like selling stock options!)

I personally like multi-family properties as they have less capex (one roof to replace vs multiple) but that is just my style with investing.
