I know, that seems like kind of a basic answer but it also depends on what area you are considering.

I kind of like that idea too.

Starting with a heavy rehab BRRR's would be kind of like drinking from a fire hose.

It all depends on their capital partners and what they like and what kind of appetite for risk they have. 

If it's central air, I'm surprised the market at this price point is demanding those kinds of amenities.

The market here is kind of saturated with arbnbs right now.

All the hard work it took to get myself into a position to invest was not kind on my body.

Well, it's obviously not working for you anymore - or investors similar to you.That means more deals for serious investors - you know, the kind that do their own research and take the time to actually learn investing instead of just asking for advice on a forum from a bunch of other newbies:)

Plus, in FL, property managers are very limited in what kind of an eviction they can file.

And I just got kind of burnt out and I've never really gotten over that. all of them  seem like they should cash flow but the reality is our business bank account never reflects that, but it could be bc we are constantly in the process of remodeling something, I'm actually not sure.
