I don't know where you live, but for me is a $1,000 flight ticket + 1 week @$200/night + $150 food + $345 rental car. I

In the span of 3 yrs every bulb in a new car is LED.  

If their car is junky/dirty, so is their house, that doesn't mean an old car in good repair that's clean.

So little pressure for older inventory to appreciate.BTW, if you are savvy with the area, how would you choose between Chapel Hill (student housing, good brand), Morrisville/Cary (good schools and central) and Raleigh (growth)?
