Generally, once you engage a Public Adjuster, your agent is out of the loop.  

I do NOT rent to any real estate agents, brokerages, or property management companies as they would be a competing business and it wouldn't benefit either of our businesses to share a building.

Being a full time agent gives you an advantage in investing.

Also, in TX at least, only licensed agents are allowed to show properties and some of them even have locks specific to realtors.

That might be the single most important point - 2 out of the 3 properties have come as off market deals through our network, and we also found our attorney, accountant, agent, contractors, etc through our network.

3- Feel free to tag someone who is well versed in DC zoning here whether this person is an agent or a lawyer. 

When you say "is it proper etiquette to ask the seller's agent to share this info with us..." what info are you asking for specifically?
