there are two parcels of land one is 3 acres strictly land and trees.

The trees the sun... then I see this friggin NASTY sign ruins it alkl for me.Please stop telling others that bandit sign is an option.

Once it's safe to go out, I would love to meet people for coffee (or tea if you swing that way.) 

The East Coast is known for not being as elevated as the Rockies, so the trees make it difficult to see anything.

If i have a tenant that lives in my house and his car is parked in the driveway, and a tree limb from my property falls and breaks is windshield.

Added some new floor joists and concrete footers in the crawlspace, replaced all subflooring, added LVP throughout home, opened up two walls, new paint throughout, new everything in kitchen including granite countertops, converted half bath into a full bath by adding a shower, major landscaping/tree cleanup.

I would leave most of the woods and trees alone .

If not, you have to be willing to go find them.In a nutshell the deal works like this...Find someone desperate to get rid of a house that they owe more on than they can hope to pay off, get them to deed that to you for as little money/risk to yourself as possible, then turn around and sell the chance to buy that house to someone with bad credit but plenty of loose cash they don't mind giving to you because you're not a traditional lender who cares about stuff like credit.If that sounds like your cup of tea, go for it!
