Using Zillow, you can have an idea of what land/lots are valued in that area.i buy/sell land outside of Atlanta in surrounding counties and i leverage zillow because i have no clue what it should cost in some rural county.start with that...then figure out if numbers make sense for a flipper or buy and hold investor and if wholesaling it makes sense for you at this point.happy investing

But if it didn’t have the services and infrastructure surrounding it that could feed it with tenants and that’s why the previous owner failed, that’s harder to overcome.

If that's not the case I would encourage you to surround yourself with different CPA's and tax attorney's if they are telling you that a rental property is going to be subject to the limitation. 

I have been looking around the Memphis area as well as the surrounding areas, to pick up some rentals. 

However, making sure you have a pet addendum that indicates the rules and regulations surrounding the pet is crucial. 

What I’m trying to say is, you can find all types there and in surrounding sub markets, but it depends on what exactly you’re looking for.
