I would like to be able to occupy the property for 1 week every 4-6 months, which they agree to (with enough notice on dates) as they have to travel for work at times and could easily vacate during these periods.Has anyone written this sort of agreement into a lease?

Get rid of the side with the tenant that needs the most work or seems like they would be a nuisance to you to have to live next to (30-60 day notice on their door when you close if they're month to month) - update it and get it ready to get market rent for when you plan to do another one a year to two years later. 

Noticed Zelle has invoicing feature, so I'm curious if people generally issue monthly rent invoice?

Looks like my family may end up using our timeshare this year, so ended up putting renting out weeks on hold until further notice.

After the election and purported rate cut(s) from the FED, I expect buying activity to pick up rather noticeably, which means more competition and likely higher prices.
