& I certainly appreciate the time & effort it takes, but It's gratifying to stand back & see YOUR finished design evolve from the original demolition.I've done 3 in the last 12 months & the last one took 244 1x2ft porcelain floor tiles but I did loose 15 lbs.

I chose not to do an assignment to avoid loosing the deal at the last minute in the event the title company sent settlement statements to buyer and seller the day before which would show my profit.NEGOTIATING CLOSING COSTS......Also, what strategies would you suggest in negotiating that the seller and the end buyer pay the my agents 6% plus closing costs?

If youve got a good product you'll have plenty of buyers and one of them is bound to have a better inspector :) id still just tell the buyer you think its working fine and you'd like to get a second opinion if they dont't care about getting a second opinion i dont think they really care about the house.

Those of us who choose (or are required by our brokerages) to affiliate with the national, state, and local associations of REALTORS© are bound by a code of ethics and standards of practice, and agree to be held accountable by our peers when we fail to abide by these.Obviously, that does not mean agents who are not REALTORS© are dishonest or unethical (there are plenty of reasons, cost being one of them, not to pay for the REALTOR© designation) - but when having a discussion about ethics and standards of practice, I think it is important to point out that these do exist and are adhered to by thousands of professionals across the country.Thanks for bringing that up!

Because as a wholesaler, your obligations with that contract is to basically move the house within a time frame that is bounded with the contract.

A few came loose after a water leak so we used heavy duty glue and it was no problem to glue it back down.
