My first fear for you is that you don't really know much based on your questions and you might need longer to learn it than just trying to get and fund this deal. 22 units, with only 2 multis as experience, makes it harder to find stranger money, but more probably to find friend or family money if that makes sense.

You want that other 15k on the side for reserves, especially if you are buying a multi.

Initially I would become friends with several real estate agents that are familiar with the area you wish to invest in and who are also familiar with the ins and outs of a multi family property. 

I’m currently in the pre-approval process to purchase a 2-4 unit multi-family property.

I've only owned a couple sfh am middle-aged and not sure I agree with flipping sfh at this point to create wealth, time freedom and passive income so I have been reading and there seems to be a lot of talk with multi-families and more specifically apartment investing.

I also rented to someone building a new home  like a multi million dollar home that worked well to. 

Meaning the at the end of the lease, the tenant has the option to buy (but not the obligation) whereas the seller has the obligation to sell if the the buyer chooses to buy (works just like selling stock options!)

I'm assuming you haven't achieved mastery in all 3 categories, but realistically you can choose from 2 of the 3 categories.
