Your SOW, challenging projects, expensive stuff, can be tricky unless you have experience and an established team. 

However when my friends moved out and I started renting to strangers, I found the high turnover rate and overall living situation to be much more challenging.

There are some challenging areas, but also some great areas that we think will appreciate nicely over the next 10 years.

You've created a ton of equity.It's challenging to roll over the money with a 1031 into a syndication.

The reason is, the original farm house + 5 acres in the 60’s was occupied by a group of 5 families that were into some strange kind of “natural living “ they only ate a few kinds of fruits and seeds.

They have a mix of solid rental demand and still offer relatively affordable entry points.FWIW, those aren't areas I specifically invest in today but they will give you some anchors and are examples of strong neighborhoods.As for schools, it’s true they can be a challenge in a lot of Detroit.

A buddy of mine in San Antonio faced the same challenge last year.

I have never claimed anything and still they gave me a lot of challenges when it time to renew.  

In our experience, if rents have to go up that much, then non renewals is the much easier route.It is a big challenge to raise rents that much to existing tenants.
