Another property just sold above asking price in my neighborhood (with less square footage and only single car garage as opposed to my 2 car) for 25% more than what I paid 1 year ago.

As some have said, the STR "secret" with only being 2 hours from Washington DC, the right asset can generate tremendous returns. 

Hi everyone, I live in Washington and hoping to buy my first rental property in the Denver area. 

Keep in mind most cities you cant touch these folks... maybe the pendulum is swinging back to logic and protecting the innocent landowners.That pendulum may swing, but I'm very doubtful that it will in CA  Or Oregon and Washington.. 

Might be worth simply waiting for current tenants to vacate.Also, in Washington you do have to provide 48 hour notice and if you can get a response to your request for the tour, that is sufficient.

I’m consistently between the Seattle WA area (also very expensive) and the San Diego area but open to better markets for investing.

I live in WA where eviction is almost impossible lol I’m talking about using a call center to generate leads of people interested in selling their home like a whole sales but instead of just stealing properties and then selling them to investors do a novation and arrange agreeable terms between the buyer and seller.

By the time you add in ice&water shield, vents and supplies, you are close to $250 / square in materials alone.
