My condo in Marco Island is doing very well but prices have gone up significantly the last two years so I'm not sure how people make the economics work purchasing now.

These are, or should be standards in design and build, that translate to any and all economic markets:1 - Treat the design as the first few times (changes) you will build, and pay for, the house.2 - Treat the design as a system, made up of a series of interacting systems.3 - Understand that design is a series of decisions, with each decision impacting more than just the immediate decision you are making. 

I'm having difficulty seeing how I can fix this all without spinning my wheels and wasting time, money, and energy.

@Matt Nettles i've listened to a few podcasts with Tim Bratz and love his energy and outlook. 

The renovation process may involve updating the interior and exterior of the home, replacing outdated fixtures and appliances, improving insulation and energy efficiency, as well as meeting safety and code requirements.

Applying those principle, focus your energy on doing the preventative things on a day to day basis that reduces the risk of claims from occurring in the first place  (siginign vendor agreeements /collecting insurance certificates) and carry appropriate levels of insurance.

Increased investment and job creation in some sectors indicate economic progress, however, the long-term sustainability of these efforts remains uncertain.
